SBA Loans Have A Huge Impact On Small Business

To Increase Small Business Loans, Revive What Has Already Worked
With the economy still struggling, there could not be a worse time to abandon a highly successful federal program that has created at least 650,000 private sector jobs throughout the country. In 2009, and again in 2010, the federal government acted to increase lending to small businesses. The most effective elements of this legislation, according to Small Business Administration (SBA) data and a study by the nonpartisan Congressional Research Service, were an increase in federal guarantees for SBA loans to 90 percent (from 75-85 percent), the elimination of loan fees, and an increase in the ceiling for each loan from $2 million to $5 million. . . .keep reading about Small Business Lending

Small Business Lending Fund: a dud -- CNNMoney

NEW YORK (CNNMoney) -- A Treasury Department program aimed at helping small businesses get their hands on cash ended this week -- with a thud. The Small Business Lending Fund, set up last year with $30 billion to help banks jumpstart lending, disbursed a mere $4 billion, Treasury said. And it left many rejected bankers frustrated. The news comes as small business owners complain that they cannot grow or hire because they lack access to credit. The sector has been in the spotlight as the country grapples with a sky high unemployment rate. . . . keep reading about Small Business Lending

SBA Recovery Lending Extended Through April 30

SBA Recovery Lending Extended Through April 30

Administrator Mills urges longer-term extension for successful programs

March 29, 2010 WASHINGTON – President Barack Obama signed on Friday legislation extending through April the U.S. Small Business Administration’s ability to provide enhancements in its two largest small business loan programs. The enhancements, first made available under the American Recovery and Reinvestment Act, include a higher guarantee on some SBA-backed loans and fee relief.

The SBA estimates the $40 million extension will support about $1.4 billion in small business lending.

“Thousands of small businesses across the country have taken advantage of these Recovery loan enhancements to get the capital they need during these tough economic times,” said SBA Administrator Karen Mills. “The increased guarantee and reduced fees on SBA loans helped put more than $23 billion into the hands of small business owners and brought more than 1,100 lenders back to SBA loan programs. As a result, average weekly loan approvals by SBA have climbed by 86 percent compared to the weekly average before passage of the Recovery Act. These programs have been successful in helping jump-start our economy, which is why we will continue to work with Congress on a longer extension of the increased guarantee and reduced fees.

“Additionally, we continue to encourage the Congress to act on other proposals the President has put forward, including higher SBA loan limits and refinancing for commercial property mortgages to help thousands of small businesses avoid potential foreclosure. Small businesses need the changes the President has called for to ensure that they have the tools to drive economic growth and create jobs in communities all across the country.” Click Here for Full Article

Don't be Afraid of Tax Returns that show Low or No Profits!

Many clients and brokers shy away from loan programs that require tax returns to verify business income. The reality is that these days almost all commercial lenders require tax returns. The days of "stated income" loans are long gone. But not to worry. We do "Add-Backs" as they are commonly referred to in underwriting. What that means is we look for the TRUE CASH FLOW of a business. Not the income that's reported on the bottom line of a business tax return after your CPA gets done utilizing all the deductions that are legitimately available to reduce taxable income. We will routinely add back such expenses as depreciation, compensation to officers, amortization and interest expense on almost every return. And we'll also add back any expense that will be "going away" as a result of the new loan request. For example, if the loan is to buy a new location to replace an office the business has been renting - we'll add back all the rent expense that was deducted. If the loan is being used for "debt consolidation" then we'll add back all the additional income that went to pay those debts that will be going away. You'd be surprised at just how much real cash flow most businesses have to work with when you know where to look. So don't be afraid to show those tax returns, even if they don't look so pretty at first glance.

Spotlight On Quick Money

Times are tough all over, and running a business is no different. At Commercial Capital, we focus on the needs of small business. One of the ways we are meeting that need is with our new “Asset Backed Loan”. As opposed to a loan on real estate, this is a loan against stocks, bonds or treasuries. These loans have INCREDIBLE interest rates under 5% and can close in TWO WEEKS!

And it is easy! Get one simple statement showing the asset, like a quarterly report, and send it in. Within 3-5 days, we will have a contract. Once you sign that contract, you fund in 7-10 business days! And the rates are typically in the 4% - 5% range! That is some of the cheapest money available! And with no credit check or income verification! You keep ownership of the securities, and if the stock goes up…you get all the benefit. A lien is placed against the stocks/bonds or treasuries, so you cannot trade them for the duration of the loan. But unlike a margin loan, the loan CANNOT BE CALLED if the stocks go down in value. It is a safe way of tapping the asset for short term needs while protecting the asset for long term gains, retirement, etc. When you pay the loan off, the lien is released!

This money could be used by a small business to keep afloat until the economy turns. Or it could be used to pay off high interest debt, remember, we are often talking rates below 5% interest only. It can be used by real estate investors to grab some cheap homes or commercial properties…the opportunities are endless. We are currently working with developers who are in the middle of building hotels, apartments and retail properties and need to finish construction. Because they’re part way through construction, there is not a lot of interest among other lenders to provide funding. But the developers each have millions tied up in their stock portfolio. We can get them a quick few million and they can finish their projects. The opportunities this loan can bring you for some quick cash and real financial leverage are awesome! If you have any scenarios you would like to run by us, just give us a call at 863-298-8900. Minimum loan is $500,000. Get the quick cash you need today with NO credit check or income verification – at rates under 5%! Just call 863-298-8900.

Statement from SBA Acting Administrator on Recovery Efforts Announced by President Obama Today

WASHINGTON – The following statement was issued today by Acting Administrator Darryl K. Hairston of the U.S. Small Business Administration following the announcement by President Barack Obama of important steps being taken by the SBA and the U.S. Department of Treasury to address the economic challenges facing small businesses and entrepreneurs across the country.
“U.S. small businesses employ about half our nation’s workers and over the last decade have created about 70 percent of all new jobs. But their access to credit and lending markets has dried up, making it harder every day for small businesses to keep their doors open and their employees working. American small businesses are one of the strongest engines for economic prosperity in the world, and we can’t let this crisis continue to undermine their growth and potential. Today President Obama reiterated his belief that we owe it to America’s small businesses to be the partner they need in the midst of this crisis. At SBA, we couldn’t agree more.

“SBA this week is implementing two key provisions laid out in the Recovery Act – we are temporarily eliminating certain loan fees and raising guarantees on some 7(a) loans up to 90 percent. With these critical steps by SBA, and the Treasury Department’s commitment of up to $15 billion aimed at getting lending markets flowing again, we are standing up with small business owners across this country and telling them how we are going to put much-needed capital in their hands.

“We hope small businesses will take the opportunity to ask their banks about the SBA loans that might be available to them. And, we encourage community banks and other lenders to work with us to reach as many qualified borrowers as we can during these difficult times.”
Beginning today, the SBA will:

  • Temporarily raise guarantees to up to 90 percent on SBA’s 7(a) loan program, through calendar year 2009, or until the funds are exhausted. This increase in guarantee levels will help provide banks with the greater confidence they need to extend credit during the current recession, will mean more capital available to small business owners around the country.
  • Temporarily eliminate fees for borrowers on SBA 7(a) loans and for both borrowers and lenders on 504 Certified Development Company loans, through calendar year 2009, or until the funds are exhausted. This will mean more capital available to small businesses at a lower cost. The fee elimination is retroactive to February 17, the day the Recovery Act was signed. SBA is developing a mechanism for refunding fees paid on loans since then.

Additionally, the President announced today that the Treasury Department will commit up to $15 billion to help unlock the frozen credit markets by purchasing small business loan securities currently frozen on the secondary market. By purchasing these securities, it will unlock these secondary markets, and in turn, free up more capital to jumpstart lending for small business owners. The SBA has worked closely with the Treasury Department to address the need to unlock these secondary markets for SBA loans.

For more information on the SBA and Treasury initiatives announced today by the President, visit the SBA Web site at http://www.sba.gov/.

Call us TODAY at 863-298-8900 or visit our web site at http://CommercialLendingPros.com if your loan has been denied by another lender.

Commercial Loans: Acquisition And Development Money Is Back

The reality is this – the Money Supply is TIGHT and it’s bound to get even TIGHTER as the economy continues to spiral downward!! If your deal is not STRONG, it will not get funded. No exceptions.

However, there are lots of solid borrowers with strong deals that can’t get funding simply because the banks and brokers they are going to don’t have any money to lend. But there is hope!!

Acquisition And Development Money Is Back And Commercial Capital, Ltd. Has Access To IT!!!

That’s right, large loans for Tier 1 and Tier 2 developers to build out resorts, hotels, industrial parks, apartment buildings, even RESIDENTIAL SUBDIVISIONS are getting done again!

The local and regional banks are unwilling or unable to lend on these projects right now and the Wall Street firms are all under investigation, living in panic mode or awaiting the next takeover or merger. And we don’t think that will change for some time. We agree that commercial lending is going to drop this year overall. That’s probably inevitable with what’s going on in the economy.

However, the BIG HEDGE FUND and PRIVATE MONEY gurus used most of last year to build up their cash reserves and they have begun to deploy it! We’re not exactly sure why, but deals that could not get done last year are getting multiple bids on them now.

Over the next 30-45 days, our organization is scheduled to close nearly $1 Billion in acquisition and development loans thru our Hedge Fund partners.

Here’s an overview of the type of projects that will qualify for funding:

  • $ 10 Million to UNLIMITED!
  • Domestic and International as well
  • Terms and structure will vary by deal
  • Tier 1 & Tier 2 Developers Only
  • All properties and projects considered, but the deal MUST be strong.
  • Must have access to the principals

Please keep in mind that there are more deals needing money than money to lend so only the better deals get funded. To find out if we can help you, just call us at: 1-863-298-8900. It costs nothing to see if we can help you!

The Hottest Business Loan on the Planet!

Whenever you have a product that no one else has, it really gives you an edge in the marketplace. Well, we are rolling out another one that is going to be a boon to your marketing to business owners. It is an 85% consolidation loan! 85%!

This loan can be used to refinance out of an SBA loan – it is NOT an SBA product. It can be used to pay off business debts. IT CAN BE USED TO BUY OUT A PARTNER! The only stipulation on the money is that it MUST be allocated somewhere; you just can’t pull out cash. The rates on this loan will compete straight up with SBA; right now this deal is in the low 6’s! And for purchases, we can take this NON-SBA Loan up to 90%. 90% LTV, rates in the low 6’s on a 25-year amortization and NO SBA hassles. Sweet!

The deal is a full doc deal; the business must occupy 25% of the building – much better than SBA’s 51%. This is another HOT niche about this product. With this product, you can go owner occupied when a business is occupying say 30% of it. Anywhere else that becomes an investor loan. Another SWEET caveat in this loan. Lehman Brothers used to do that, but of course, not anymore. And possibly the best part, Debt Service Coverage can go as low as 1:1 and we will base that off of 2007 and FY 2008. WOW! This will help you close more commercial. This can be the deal that rallies your commercial volume. This deal is HOT!

Take Advantage of Tax Breaks

The Economic Stimulus Act of 2008 grabbed headlines with the tax rebates going back to taxpayers. But the Act had some pretty impressive benefits for commercial investing. Specifically, the Act increased the Section 179 tax break businesses get on purchases of business equipment and/or property with recovery periods of 20 years or less. The Stimulus Act allows you to depreciate the entire amount of the equipment in the first year – where in the past you had to break the depreciation into multiple years.

Not only that, but the Act allows an additional bonus depreciation of up to 50% on 20 year or less property and other qualified assets in the first year if they put the property to use in 2008. This applies to BOTH equipment purchases AND business property purchases (Commercial Real Estate). The law allows 100% deductibility up to $250,000 as long as that does not exceed the taxpayers taxable income. Bonus depreciation of 50% on the amount above $250,000 is allowed up to $800,000 in purchases. Above $800,000 you lose the dollar for dollar expensing. THE KEY TO THIS ACT IS THE EQUIPMENT OR PROPERTY MUST BE PURCHASED AND IN USE IN 2008 TO QUALIFY. So you need to act fast to take advantage of these tax breaks. Check with your accountant to make sure there are not any nuances in your personal financial situation that would exempt you from taking advantage of this special tax break and then get out there. There has never been a better time to buy a property for your business, or to buy equipment for it. Whatever your needs, Commercial Capital Ltd. can help you with the financing. Call your Commercial Capital Ltd. Area Rep today to discuss this and all your commercial lending needs.

Brian Peart, CEO of Nexus Financial Group, Inc and one of Bankrate.com weekly survey experts, believes the stock market has bottomed and that over the next few months the market will begin to adjust to the reality that a recession is not happening.

Speaking at the Commercial Capital Net Branch Conference in Atlanta last week, Peart said, "Bear Stearns Monday was less important than what I will call, 'Lehman Tuesday'." Brian continued, "What we saw in those two days was a microcosm of what we will see over the next several months. The market has priced in a doom and gloom recession and the Bear Stearns fire sale was the climax. Without even one quarter of negative growth, most analysts are convinced we're already in recession. However, I believe a snapshot of the next 6 months is better seen in Tuesday's action. Fueled by fears, Lehman's stock was as low as $20 overnight Monday after they reported numbers that were down 57%, but not near as bad as expected. Lehman stock shot to $36 at the open and by week's end was trading at $48.

"I believe the market has priced in a full recession and though numbers will come in bad, they will not come in as bad as expected. I see negative growth in Q1, but not as deep as expected and Q2 will be up. Everyone I talk to on Main Street America is doing OK. Boomers still have retirement money to put to work, we are doing a ton of refinances in FL -- not everyone is upside down on their mortgage, I talk to businesses and most of them are doing quite well. I believe the intraday low around 11,600 on the Dow will prove to be the 52 week low. Clearly we haven't seen the end of the foreclosures and more bad news is coming, but this too shall pass."
Peart's mortgage company defied the general mortgage malaise and grew revenue 83% last year, while enjoying 166% increase in net profits. His commercial arm, Commercial Capital, LTD is funding $20 Million a month in commercial loans and is one of the fastest growing companies in the industry.

Don’t hesitate to call or email if you have any questions or would like to discuss a particular scenario in a little more detail.
